We are seeking an experienced, reliable and results-oriented Program Manager responsible for overseeing programs with residential new construction and rehabilitation activities in a scattered lot environment. The Program Manager reports to the VP of Operations. Candidate will manage business operations and exercise independent judgement and discretion about matters of significance, be self-motivated, detail oriented, able to multi-task with advanced problem-solving techniques, proficient in communication skills with timely follow up, uphold high value for customer service relationships and exemplify our core values.

Please note that this is a full-time exempt position that does not qualify for overtime.

Travel Requirements

This position is based out of various regional field offices.  The Program Manager is required to travel to scattered lot sites within their region.

Supervisory Responsibilities

  • Recruit, interview, hire and train a team of Project Managers and Production Coordinators.

  • Provide constructive and timely performance evaluations.

Job Functions

Schedules

  • Manages a portfolio of clients with multiple projects. Successfully developing strategy, mitigation efforts, proposals, contract review, and leading project teams to execute projects within a 60 day build time.

  • Perform daily reviews of critical path items with each Project Manager.

  • Intervene when necessary to ensure timely completion of project work.

  • Aid in resolving schedule issues should they arise.

  • Keep VP of Operations informed of progress and issues.

  • All other duties as assigned.

Budget

  • Collaborate with Estimating and Project Managers to determine budget of each job.

  • Manage changes to budgets by capturing variances to protect the profit margin for each project and generating progress reports.

  • Subcontractor and Vendor negotiations.

  • Full knowledge of the change order and cost review process and the review/approval process.

  • All other duties as assigned.

Quality

  • Works with project team members to establish, promote and ensure quality on all projects and work performance.

  • Ensure and maintain overall program/project quality documentation.

  • Perform quality control inspections prior to key milestones during the project.

  • Review effectiveness of actions that were taken to prevent deficiencies.

  • Execute projects by overseeing job site tasks.

  • Read and interpret engineered plans.

  •  Aid in resolving design issues should they arise.

  • Promote and ensure job site safety, encourage safe work practices and rectify job site hazards.

  •  All other duties as assigned.

Customer Service

  • Exercise initiative and independent judgment in managing daily program activities, projects, and exercises discretion in the dissemination of information to field staff, senior managers, and various program entities.

  • Interact directly with clients. Address their concerns, answer their questions and assist them with their needs.

  • Ensure agency policies and procedures are being followed.

  • Maintain an open dialogue with constituents.

  • Responsible for effective operation of all instructional business operations.

  • Maintain a positive work environment.

  • Ensure that warranty claims are closed within the pre-determined amount of time.

  • All other duties as assigned.

Education and Skill Requirements

  • College education in Construction Management strongly preferred

  • Minimum 3 years experience in residential construction

  • Experience in scattered lot preferred

  • Strong verbal and written communication skills

  • Strong attention to detail

  • Microsoft Office skills, with an ability to become familiar with firm-specific programs and software

  • Ability to meet all assigned deadlines

  • Ability to handle sensitive information with the highest degree of integrity and confidentiality

  • Flexible and able to accommodate changing priorities and directions

  • Ability to work independently as well as in a team environment
